What services does Prosperous Square offer?

Three core services: custom luxury home construction, residential renovation, and commercial renovation including tenant fixturing for restaurants, cafes, retail and clinics. We also specialize in laneway homes / ADUs, multi-generational layouts, and heritage restoration.

What areas do you serve?

All of Metro Vancouver — Richmond, Vancouver, Burnaby, Surrey, Coquitlam, North Vancouver and West Vancouver. Our office is in Richmond at 3779 Sexsmith Rd #2167.

Do you offer Mandarin / Cantonese service?

Yes. Quotes, contracts, and on-site communication can all be conducted in Mandarin, Cantonese, or English. Many of our clients are bilingual Richmond and Vancouver families.

What's a 2-5-10 warranty?

BC's mandatory new-home warranty: 2 years on labour and materials, 5 years on the building envelope, 10 years on structural defects. Every custom home we build is registered.

Do you build laneway homes & ADUs?

Yes — laneway homes and ADUs (now allowed under BC's Bill 44) are one of our specialty disciplines. Most projects start from $250k and run 4–6 months.

Do you do restaurant and cafe build-outs?

Yes — hospitality fit-outs are a specialty. We've delivered turnkey restaurants, ramen shops, hot pot dining rooms and specialty coffee bars across Metro Vancouver, including Saboten, Horin Ramen, Koi & Miku, Gee Coffee, and Deer One Hotpot.

What does a typical project cost?

Custom homes typically start around $2.5M total project cost. Whole-home renovations from $80k. Commercial fit-outs from $200k. Laneway homes from $250k.

How long does a typical project take?

Renovations: 4 weeks (focused interior) to 4 months (whole-home). Commercial fit-outs: 6–12 weeks. Custom homes: 9–14 months from permit to handover. Laneway homes: 4–6 months.

Do you work with my architect / interior designer?

Absolutely. About a third of our work comes in with a designer or architect already engaged. We integrate cleanly with existing project teams.
